Smoobu Review 2026

Not a write-up from someone who logged in once for a review. This is what actually sticks after years of daily operation with a Berlin short-term rental — the good and the annoying.

Short version

Smoobu has done its job for me: calendars stay in sync, standard messages go out automatically, and I no longer have to jump between three tabs to check whether a guest actually booked. It's not a glamorous tool and doesn't try to be — which is exactly the point. It's supposed to run invisibly in the background, and most of the time it does.

What actually works day to day

Once set up, daily life with Smoobu is surprisingly unremarkable — which, for an operations tool, is a compliment. A few concrete things that have held up:

Channel sync

Since switching from manual iCal links to the API connections for Airbnb and Booking.com, I haven't had a single double booking. That was exactly the nightmare that pushed me toward Smoobu in the first place — a near-double-booking caused by a delayed manual sync.

Message automation

The templates for booking confirmation, pre-arrival with door code, and review requests run entirely without my input now. This is the feature that saves me the most time — realistically 2–3 hours a month I used to spend copy-pasting messages in the Airbnb app.

Smart lock integration

The Nuki connection reliably generates a code per booking. Over more than a year, I've had exactly two missing codes — both times because the lock was briefly offline, not because of a Smoobu error.

Invoicing

Since setting up automatic invoice generation, every invoice sends itself once payment is received. For tax filing, that's a real relief, since everything lives in one place with correct sequential numbering.

Where it falls short

Honesty is part of a real review — Smoobu isn't perfect, and a few things still bother me.

The mobile app is the little sibling

The desktop interface is noticeably more capable than the app. For quick checks on the go, the app is fine, but I always edit price rules or message templates on the laptop — doing it on a phone is clumsy.

Reporting is bare-bones

The standard reports show occupancy and revenue, but for anything more granular (comparing revenue per channel across several quarters cleanly) I export the raw data and build the breakdown myself in a spreadsheet. Anyone expecting deep analytics will be disappointed.

Support response time varies

For simple questions, a reply usually came within a day. For a more complex sync issue with one channel, it took several days and multiple messages to resolve. For an urgent operational problem (a guest standing at the door with a code that doesn't work), support isn't a substitute for troubleshooting it yourself.

Automation rules take a learning curve

Price rules, minimum stay, and message triggers are powerful, but the logic of how multiple rules stack isn't obvious at first. In the first few weeks I twice set up rules that silently cancelled each other out, with no warning shown.

When Smoobu isn't (or stops being) the right fit

Smoobu is a solid choice for most operators running 1–15 properties in the DACH market. But there are cases where another tool fits better: growing portfolios with multiple staff often benefit more from Hostaway, and anyone focused squarely on their own direct-booking website will find more design depth in Lodgify. I've run both comparisons separately — feature lists change, so it's worth checking the current version of each.

A year further in — has my view changed?

I've now used Smoobu long enough that the initial novelty is completely gone — it's become pure infrastructure I barely think about. That's a good sign. The integrations I've added since (Turno for cleaning coordination, Chekin for guest registration) all went through the marketplace or Zapier connection without major issues.

What's genuinely changed: I now trust the calendar sync almost blindly. Early on, I'd manually double-check that a new booking was actually blocked on every channel. I haven't done that in over a year — and nothing has gone wrong. That trust doesn't build overnight; it builds over many months without an incident.

Would I switch to Smoobu again today? Yes, for the same reason as back then: two active channels, one apartment with healthy occupancy, and wanting to set up the operational basics properly once instead of improvising them every month.

Frequently asked questions

Is Smoobu still worth recommending in 2026?

For the core function — channel sync and guest messaging — yes. The platform keeps evolving, but the basics that matter for daily use have stayed stable since I started. Still, check the current feature list on smoobu.com before committing, since plans and features change periodically.

How long does onboarding actually take?

The basic setup (connecting channels, first message templates) can be done in an afternoon. Getting all the automation rules to behave the way you expect, though, realistically takes 2–4 weeks of fine-tuning — especially around how price rules and minimum stay interact.

Who is Smoobu probably not worth it for?

If you only list on one platform with no plans to expand, you won't feel the core benefit (channel sync) much. And if you're a property manager handling multiple owners with their own accounting requirements, you'll hit limits faster — there are more specialized tools for that.

How reliable is customer support in practice?

Reliable for standard questions, usually within a day. For more complex technical issues (a sync error with a specific channel), it can take several days and multiple messages. For an urgent problem during an active check-in, I wouldn't wait on live support — I'd troubleshoot the cause myself in parallel.
