How it works
- 1 Pull your Smoobu data
Connect the sheet to the Smoobu API once. It updates automatically every hour. Or: download the CSV export from Smoobu and paste it in manually.
- 2 Check the interpretation tab
Open the "Interpretation" tab. Enter any refunds or manual corrections. Airbnb and Booking.com both show commission figures — but Booking.com's VAT treatment differs (0% reverse charge vs. Airbnb's 19%), so the pivot handles them separately.
- 3 Pivot → Elster
The "Pivot" tab shows quarterly totals: tax base for field Kz 86, input tax for Kz 66, Übernachtungssteuer amount. Copy the numbers into Elster and file.
What Smoobu gives you
Smoobu exports per booking:
- Arrival / departure date
- Channel (Airbnb, Booking.com, Direct, …)
- Total price and paid-out amount
- Host fee and cleaning fee (from the price API)
- Booking status (confirmed / cancelled)
The sheet filters out cancellations and only processes completed or active bookings.
No API sync needed to get started. Smoobu lets you download your full bookings list as Excel or CSV at any time — filtered by property and date range.

Umsatzsteuervoranmeldung (VAT return)
The pivot tab gives you the net rental income (tax base for field Kz 86) and deductible input tax (Kz 66). For Booking.com: reverse charge in Section 5. Deadline: 10th of the following month.

7.5% on the net accommodation price per booking. The sheet calculates this automatically from the paid-out column. Register once with the Berlin tax authority, then file online each quarter.
